Site Condition

The subject site comprises one parcel of 36,235 square feet (0.83 acres) with three existing buildings totaling approximately 4,830 square feet, developed in the 1930s.

The subject property consisted of a single-story metal building used as a drive-thru dairy business, a single-family residence, and a ceramics and metalwork art studio.

The site, abandoned for several years after tenants cut off business, experienced two fires in 2023. All buildings on the site are currently demolished for safety and security reasons.

The surrounding properties are primarily residential, such as townhouses, multi-residence apartments, mobile homes, and a commercial bakery/factory.

The proposed zone change to R-4 will be more friendly and suitable for the neighborhood context, attracting more families and providing a harmonious environment for the nearby community.
